Prepare Your Home For Winter

Outside Your Home

Lawn Care: To ensure a healthy lawn in the spring, take a bit of time this fall to apply a quality fertilizer and weed killer. Thatch and re-seed or lay sod as needed.

Outdoor Faucets: Once all the yard work is completed, remove, drain, and store hoses for winter. If you have an inside valve for each outdoor faucet, turn these off and open the outside faucet slightly to drain any water left in the pipes. Attach insulated covers over outside faucets. Blow out sprinkler systems.

Tree Trimming: Take special care to have any dead or Tree overhanging roofdiseased branches removed from trees that may fall and cause injury, damage property, or take down power lines. For large trees this task is best left to the experts. Trim any trees or bushes away from the side of the house or hanging over the roof and gutters.

Tools & Furniture: Check that all summer tools have been cleaned and stored away for winter and that winter tools like snow shovels and blowers are accessible and ready to use. Clean and store or cover BBQ and outdoor furniture.

Chimney: Have the chimney inspected and cleaned, especially if you use a wood stove or fireplace regularly. On average, your chimney should be cleaned after every two cords of seasoned, dry wood is burned. Stock an adequate supply of dry, seasoned firewood and store away from the side of your house in a location where it will stay dry and has good air flow.

Roof: Inspect the roof of your home and buckling shinglesoutbuildings for any signs of leaks or damage including buckling, curling, or missing shingles. Shingles and metal flashing around chimneys, vents, and in valleys should be firmly adhered.

Gutters & Drainage System: Gutters and downspouts should be flushed and inspected for leaks. Ensure the downspouts are properly diverting water away from the foundation. Keep storm drains clear and inspect gutters, downspouts, and drains regularly throughout the rainy season.

Siding, Doors, and Windows: Take care to remove any soil or organic matter in contact with the siding. Check siding, doors, and windows for any gaps where air and moisture can pass through. Remove any old caulk and thoroughly clean areas that need repair. Allow the areas to dry completely and apply a quality, exterior caulk to seal any gaps. Check and replace worn weather stripping on all doors and windows. Install storm windows if you have them. Have the garage door and electric door opener serviced to ensure it continues to operate properly.

Inside Your Home …


Air Leaks: If you don’t have insulated windows you can buy inexpensive and easy to install ‘shrink & seal’ insulation kits to reduce heat loss. Changing light weight curtains with heavier drapes helps reduce heat loss and gives the room a fresh look for fall. Add insulated plates to electrical outlets on exterior walls.

Heating System: Have a professional inspect and service your heating system each year to ensure it is operating efficiently. Replace air filters as recommended by the manufacturer. Buying a season’s worth of filters and marking your calendar in advance will help prevent overlooking this important task. Consider installing a programmable thermostat. This can save a lot of money by eliminating those times you forget to turn the heat down when leaving the house for extended periods. Walk through your home and make sure all vents or baseboard heaters are clear of furniture.

Dryer Duct: Clogged dryer ducts are a fire hazard. Have the dryer duct cleaned and clean the lint trap after each load of laundry.

Smoke and Carbon Monoxide Detectors: Inspect all smoke and carbon monoxide detectors to ensure they are working properly. Replace batteries in each device annually or sooner if needed. Check batteries monthly at the same time you change your air filters.

Insulation: Consider having your home’s insulation inspected in the attic and crawl space to ensure it meets the proper R-value specification and that there isn’t any water or rodent damage. Wrap your water heater with an insulated blanket. Wrapping exposed water pipes in the crawl space or basement and garage will cut your energy bill, as well as help prevent pipes from freezing. Be sure and check for air leaks where pipes enter the house on exterior walls and caulk or add insulation as needed.

Exterior Painting of 4-story Condominium Building

Exterior Painting Project at Lake Union

One of our recently completed exterior painting projects was of this 4-story condominium building in Seattle near Lake Union. It was a bit tricky and required a boom lift to reach the upper railings and window trim. The exterior maintenance had been neglected for many years so quite a bit of prep was required to restore the buildings façade. Many areas needed to be treated to remove mildew and algae before pressure washing all surfaces. All the metal railings had to be sanded and painted, as well as some minor repairs to stabilize some of the railings that had come loose.

Sammy and his painting crew did a great job and the building looks fabulous. Great job guys!

Refinishing or Sealing Your Wood Deck

Refinishing your deck not only adds beauty to your outdoor living space but is necessary to preserve the wood from sun and moisture damage. Depending on how well the deck has been cared for, you may simply need to have the deck cleaned thoroughly and a new coat of sealer applied.

In some cases, more extensive work is required. The following images show a deck that was previously painted with a traction type product. The owners wanted to restore the deck to its natural beauty. The first step required stripping the product off the wood surface, followed by a thorough pressure washing. Once dry, the wood was sanded to ensure all the old product was removed. The final step was applying the stain. The result is a beautiful deck restored to its original condition.

If you have been putting off refinishing your deck, we can help. You’ll be so impressed at the results you will wonder why you waited so long. Depending on the condition of the deck, the project can usually be completed in 2-3 days. The job could be in progress during the week while you are away at work and by the following weekend you will be home enjoying your beautiful deck!

The deck turned out beautiful. Sanding the old finish down to the natural wood and enhancing with stain brought the deck back to life.

Understanding the differences will help you decide on the type kitchen remodel that best fits your needs, budget, time frame, and long term goals.

Planning To Paint Your Home This Summer?

Painting contractor’s schedules are filling up quickly for summer. One painting contractor reported several weeks ago they already had 35 exterior projects scheduled for the summer! If you plan to have your home painted this summer it would be wise to settle on a contractor soon. This includes staining and painting decks too.

Most of the time contractors schedule their projects on a first come, first served basis. If we have consistent good weather throughout the season it’s a bit easier to stay on track. However, we all know the weather in Seattle is unpredictable. Rainy days will put most exterior projects on hold which can back everything up. Painting is one of those projects where flexibility is a must. Discuss any concerns you have with your contractor up front so they can do their best to accommodate your needs and schedule. The earlier you plan the better.

How To Hire A Contractor – 8 Essential Steps

Step 1 – Compile A List

The first step to hiring a home improvement professional is coming up with a list of potentially suitable contractors to consider for your project. You or someone you know may work in a related industry, such as an appraiser, inspector, or Realtor. They often have a list of reputable home improvement professionals they have come to know and trust. You may have a neighbor, friend, or relative who had good luck with a particular contractor for their own projects. You can also rely on Contractor Hotline to connect you with contractors who meet the requirements for your type of project. This approach moves you through the process more quickly than starting from scratch. Whatever method you use, there remains much to consider when narrowing down your choices and making a final decision.

Step 2 – Be Prepared

There is a lot to think about when planning a home improvement project. Prior to meeting with contractors, be as prepared as possible. Design, material selection, making sure proper permits are obtained, to ultimately completing your project on budget requires careful planning. The better prepared you are from the start the more smoothly the project will go. Unless you are experienced in this field, you will most likely rely on outside sources to guide you through the process.

The contractors must have a good understanding of your needs, wishes, and limitations to provide a comprehensive bid and scope of work. Larger projects will require plans prepared by an architectural designer. Having a solid idea of design, material choices, and budget are critical to ensure you collect comparable, apples to apples proposals.

Step 3 – Interview Contractors

You could be working closely with a contractor in your home for several months. Selecting a professional that is well-suited for your particular type of project, has a solid reputation, and who possesses an agreeable personality are all important considerations. Take a few minutes initially on the phone with each prospective contractor to help determine who you want to consider for your project. Have they worked on similar projects as yours? Can they provide references for those projects? Will they provide financial references from suppliers? What is their availability for your project? Narrow it down to three or four contractors who satisfied your initial questions and schedule an appointment to meet in person. In the meantime, check with the Washington State Department of Labor & Industries and Better Business Bureau for any disputes with clients or subcontractors.

Step 4 – Review Proposals

A comprehensive proposal should include a scope of work, materials needed/agreed upon, subcontractors to be used, estimated time to complete the project, price, permit fees, payment terms, warranties, and procedures for change orders. For large projects, a payment schedule usually starts with 10-20 percent at contract signing, three payments of 25 percent evenly spaced over the duration of the project, and a check for the final 5-15 percent when you feel every item on the punch list has been completed.

You get what you pay for is especially true when hiring a contractor. Beware of the lowball bid. The contractor may be cutting corners or desperate for work, both cause for concern. Hiring a contractor that is not licensed, bonded, and insured places the consumer at significant risk and can cost thousands more in the long run. Most importantly, you want to select someone who is reputable, competent, and communicates well. Ultimately, it is best to spend a bit more on a contractor who provides quality work and who you are comfortable having in your home.

Step 5 – Check References

Before making your decision final, check with some references of former clients, preferably who had projects similar to yours. Ask if you can see the finished product. Visit a current job site. Does it appear safe? Are subcontractors and employees professional and courteous? Are proper measures being taken to protect the homeowner’s property?

Step 6 – Finalize A Contract

Once you decide on a contractor, have a final contract drawn up that details the original scope of work and proposal including materials, subcontractors, price, permit fees, payment terms, warranties, and change order procedures; proof of liability insurance, worker’s compensation payments, and a security or performance bond; start date and projected completion date; and a requirement that the contractor obtain lien releases from all subcontractors and suppliers. For residential jobs over $1000, the contractor must provide the property owner a Disclosure Statement outlining the customer’s rights and responsibilities and information regarding liens.

Step 7 – Meet Regularly

Once work begins meet with the contractor regularly. Make sure work is progressing according to the contract and schedule. Check that the proper permits have been obtained and required inspections are conducted.

Step 8 – Final Walk-Through

Once the project is completed, do a final walk-through with the contractor. Make sure any items on the punch list are completed before making final payment. If you request lien release documents, avoid making final payment for work performed until you have received the lien release.

Need Some Help ‘Mowing’ The Lawn?

Realistically, we may not send over a herd of hungry goats but we certainly can assist with your mowing, edging, weeding, and pruning needs.

If you want your lawn to be healthy all summer there are a few routine tips we recommend to complete each spring. First of all, de-thatch your lawn with a good raking. Generally, a thatch build up of more than a 1/2 inch is considered excessive.

The next step is to mow the lawn. Experts advise mowing down to two inches, but never removing more than a 1/2 inch of growth at a time.  Don’t concern yourself with collecting all the clippings. They will decay quickly and actually help fertilize the lawn, which is the next step.

After mowing, apply a quality fertilizer that contains an effective weed killer to promote new growth and help keep your lawn looking beautiful. Fertilizing should be limited to late spring, early fall, and late fall. You don’t have to rely on harmful pesticides and fertilizers either. Explore natural alternatives to chemicals to keep your lawn healthy and attractive.  Fertilize lightly in late spring for a lush, green lawn in summer and then concentrate most of the fertilizer application in fall. Too much fertilizer in spring can lead to disease and more weeds. Following these simple steps will ensure you have a healthy and beautiful lawn all summer.

Even if you don’t have a yard, many condominium or apartment dwellers with decks can grow a significant amount of their own food by container gardening.
